Job Description:

  • Oversee third-party property management accounting teams for the portfolio of properties
  • Responsible for managing construction and cost sales for development portfolios

Essential Functions:

  • Monitor and record daily cash activity, including monthly bank reconciliations

Vice President of Acquisitions – Real Estate/Private Equity

Galaxy Search Partners has been hired to conduct a search for a Vice President of Acquisitions at small private equity real estate firm in Denver, CO.  Our client specializes in the acquisition and value-add turn-around of distressed real-estate-backed debt and real estate assets. They add value multiple ways: by opportunistically acquiring distressed real estate debt at a discount, working through the necessary process to obtain direct ownership of the asset, and then stabilizing the property. Salary ranges from 150K-200K, plus bonus, depending on experience.

OVERVIEW

The Vice President of Acquisitions will generate new acquisitions and joint venture investments opportunities. This position will evaluate each new real estate opportunity to determine whether the investment meets key criteria. Point person of deal structuring and oversees the investment analysis, underwriting, due diligence coordination, contract and partner negotiations, financing packages.

RESPONSIBILITIES

  • Source and underwrite potential real estate acquisition deals including mix use, industrial, multifamily, office, and retail
  • Develop initial business/investment plan for capital improvements, operational changes and getting the asset ready for sale
  • Work with other members of the team to value the asset
  • Negotiate directly with sellers and brokers to secure acquisitions on best possible terms

  • Directly reports to the General Counsel (GC).

Job Description:

  • Lead and manage the day-to-day company accounting operations.
  • Manage and maintain the integrity of the general ledger. Ensure that accounts payable are paid in a timely manner and accounts receivable are collected promptly. Manage all bank transactions including cash receipts and payments, wire and ACH transfers, and other transactions that affect the company books. Ensure that monthly bank account and balance sheet reconciliations are completed.
  • Provide effective financial controls and procedures for the organization to accurately maintain the books and records on all company transactions and assets of the company. Manage company requirements for group annual audit.
  • Accurately administer payroll data, maintain employee master data, and process payroll into the payroll system per established company policy and processing deadlines.
  • Administer company credit cards and reconciliations. Accurately record and process expense reports per company policy.

  • Maintain the outsourced fixed asset register, determine depreciation rates to apply to capitalized items per policy, and accurately process related monthly adjusting journal entries into the general ledger.
  • Close the books and provide accurate & timely financial information within established group financial reporting deadlines. Improve the closing process to reduce the monthly close schedule over time.
  • Partner with the CFO to Furnish internal and external reports as necessary, analyze and interpret statistical and accounting information to appraise company operating results.

  • Manage contract and price negotiations with office vendors, service providers, and tenant leases
  • Review documents and templates for necessary data, enters appropriate data into the corresponding document, and checks documents for accuracy and completion
  • Point person for maintenance, mailing, shipping, supplies, equipment and errands
  • Receiving and sorting daily mail and organize office documents
  • Work with family members on ongoing projects

Requirements:

  • Experience with property management and/or real estate/construction
  • Proven office management, administrative or assistant experience
  • Knowledge of office management responsibilities, systems and procedures
  • Excellent time management skills and ability to multi-task and prioritize work
  • Attention to detail and problem solving skills
  • Excellent written and verbal communication skills
  • Great communication (particularly on the phone)
